FLAT ROOFING

Flat and low-slope roofs are common throughout Washington, DC, particularly on rowhouses, additions, multifamily buildings, and commercial properties. Built By Bennett provides flat roof repair, maintenance, restoration, and replacement using a range of systems including TPO, EPDM, modified bitumen, and compatible roof coating systems.

A flat roof leak does not automatically mean the entire roof needs to be replaced. Many problems are caused by failed flashing, open seams, deteriorated penetrations, drainage issues, ponding water, HVAC curbs, parapet walls, roof drains, or previous repairs. We evaluate the roofing system as a whole to determine what is actually failing before recommending a solution.

Different buildings require different systems. TPO provides a heat-welded single-ply roofing assembly, EPDM offers a durable rubber membrane system, and modified bitumen remains a proven option for many Washington properties. The appropriate system depends on the existing roof, drainage, insulation, access, mechanical equipment, roof traffic, and long-term maintenance requirements.

In the right conditions, a roof coating system can help extend the service life of an existing flat roof without a complete tear-off. Built By Bennett installs compatible coating and restoration systems when the existing roof is a suitable candidate. Coatings are not a substitute for a failed roof, and proper preparation, repairs, cleaning, flashing work, and substrate evaluation are critical before installation.

Our goal is not to automatically sell a new flat roof. If the existing system can reasonably be repaired or restored, we will explain those options. When replacement is the responsible long-term solution, we evaluate the entire assembly, including membrane, insulation, flashing, penetrations, drainage, perimeter conditions, and roof access.
